Another industry that would have a variety of cars would be a publishing company.

Books or printed material (boxcars)
old machinery (flats or boxcars)
I used DPM modules to build a publishing company similar to an industry in Kansas City, where the upper floors stick out farther then the lower floors, the track actually goes under the second and
third floors. Upper floors are supported on pillars. Looks great!
